 Our Occupied Property Staging service helps sellers maximize their property’s appeal while using much of what they already own. We typically start with a detailed Occupied Evaluation, followed by a tailored Staging Investment Proposal that may include supplementing with additional furnishings, artwork, or décor from our inventory. Once the contract is finalized & payment is received, we coordinate staging to be completed after professional cleaning & before real estate photography. By highlighting the property’s best features & minimizing distractions, we ensure buyers connect with the property both online & during showings. 

Pricing varies for scope of work, term length, listing price point & location.

(applies only if no evaluation initially provided & a portion may be credited back if staging services are booked)

  Our Vacant Property Staging service transforms empty rooms into warm, inviting spaces that buyers can instantly picture themselves living in. We begin with an in-person preview of the property & then provide a customized Staging Investment Proposal. Once the contract is established & payment received, we carefully curate tasteful furnishings, artwork, décor, & accessories tailored to the property’s style & target market. Staging is scheduled after professional cleaning & completed just prior to real estate photography, ensuring your listing makes the strongest first impression online & in person.

Our Vacant Property Evaluation provides expert guidance before listing—or when a home has been sitting on the market without results. We assess key areas that influence buyer perception & recommend updates such as paint, finishes, & fixtures to maximize appeal. With current design insight & market knowledge, we help transform dated or overlooked properties into buyer-ready homes that stand out online & in person. 

To make the process even easier, we can coordinate up to two trusted, vetted local contractors to provide initial quotes for the recommended updates. 

INVESTMENT

• $250 - 0001 to 3500 sf up to 2-hour walkthrough with written evaluation
• $350 - 3501 to 6000 sf up to 3-hour walkthrough with written evaluation
• Trip charge for properties located over 45 miles from Royse City, TX

 $250 flat fee for coordinating up to two local initial contractor quotes 

 If your listing just needs a little extra polish for the day of real estate photography, our Photo Styling service is the perfect fit. Using our curated inventory of small furnishings, soft goods, artwork, décor, & accessories, we create lifestyle vignettes that make photos pop, spark buyer interest, & inspire emotional connection. For a seamless experience, we can also be scheduled to work alongside your professional photographer on shoot day to ensure every shot shines.
